Not Every “House Kit” Includes the Same Materials

When international buyers ask for a light steel house kit, the term can mean very different things. Some suppliers quote only the structural frame, while others include selected wall, roof, door, window or finishing materials. Comparing prices without comparing scope can therefore be misleading.

Core Structural Package

A typical structural package may include cold-formed light gauge steel wall framing, floor framing where required, roof trusses, connection components and project drawings related to the supplied system. Components can be identified and packed to support on-site organization.

Optional Building Envelope Materials

Depending on the project and supply agreement, additional items may include sheathing boards, insulation, weather barriers, roofing materials, exterior cladding, internal wall boards, doors and windows. These items should be clearly listed in the quotation rather than assumed.

Items Often Sourced Locally

Foundations, concrete work, plumbing, electrical wiring, sanitary fixtures, cabinetry, tiles and some interior finishes may be more practical to source locally. Availability, regulations, shipping cost and local contractor preferences affect this decision.

Documentation and Packing

For overseas projects, clear packing lists, component identification and installation drawings are important. Container loading should be planned around material type and installation sequence, while fragile or moisture-sensitive products require appropriate protection.

How Buyers Should Compare Quotations

Ask every supplier to provide a detailed scope table. Confirm what is included, excluded and optional. Also check whether the quotation covers design adaptation, structural engineering, shop drawings, packing, loading and technical support.
