Which Wall and Roof Specifications Should Be Confirmed for a Light Steel Villa? | ESS Prefab Home
Answer: Confirm four things for a light steel villa envelope: profile steel thickness and zinc coating, wall and roof panel build-up including insulation and vapour barrier, roof pitch and covering system, and the thermal and fire performance the local code requires. These four decisions fix both comfort and the price, and they must be written down before production.
Wall Build-Up
A light steel wall is a layered assembly; each layer has one job and cannot be omitted silently.
- Exterior cladding and rainscreen cavity or direct-fixed finish
- Sheathing board, steel studs with cavity insulation, and a continuous vapour barrier
- Interior lining board with the specified fire and acoustic rating
- Thermal bridging treatment at studs, corners and openings
Roof Build-Up
Roof performance is driven by pitch, ventilation and covering weight, not by insulation alone.
- Pitch and overhang, which must match the truss design and local snow load
- Underlay, battens and the covering system with its imposed weight
- Ventilation path or a sealed warm-roof design, decided deliberately
- Gutter, downpipe and flashing details at valleys and penetrations
Performance Targets to Write into the Order
Vague performance language is the most common source of dispute in prefab envelopes.
- Target U-values for wall, roof and glazing, stated as numbers
- Air-tightness approach and who is responsible for sealing joints on site
- Fire rating of walls, roof and any boundary walls
- Corrosion class of fixings and flashings for the site environment
Frequently Asked Questions
Does a thicker steel stud always mean a stronger wall?
No. Strength comes from the section shape, bracing and connection design. Increasing thickness without recalculating can add weight and cost without benefit.
Can the envelope be upgraded after delivery?
Insulation and linings can sometimes be upgraded later, but the vapour barrier and service zone are difficult to change once the wall is closed.
Who confirms compliance with my local code?
A qualified local professional. The supplier can provide specifications and test data, but compliance with local building regulations remains a local responsibility.
