Light Steel Villa Cost per m²: What the Price Covers
In short: a cost per square metre for a light gauge steel villa only means something once you know which area is being counted and what the quotation includes. The factory material package, the finished shell, and a turnkey handover can differ by a factor of two or more on the same drawings. Below is how each basis is built up, so two quotations can be compared honestly.
Three different “cost per square metre” figures
Suppliers quote against different areas, and the difference is not cosmetic. Before comparing numbers, ask which of these three is being used:
- Footprint area — the ground the building covers. A two-storey house quoted this way looks cheap per square metre because the upper floor is not counted.
- Gross floor area (GFA) — the sum of all finished floors measured to the outside of the walls. This is the most common basis for residential comparison.
- Material tonnage converted to area — some factories quote steel weight and translate it into an indicative area. Useful internally, misleading in a buyer spreadsheet.
Ask every supplier to state the basis in the quotation, plus whether balconies, terraces and wall thickness are included in the measurement. A 200 m² two-storey villa and a 200 m² single-storey villa are not the same building, even at the same rate.
What a light steel villa quotation usually includes
| Scope | Typically in the factory price | Usually excluded |
|---|---|---|
| Structure | Galvanised light gauge steel frame, floor joists, roof trusses, bracing | — |
| Envelope | Wall and roof panels, insulation, exterior cladding, windows and doors as specified | Upgraded glazing, premium cladding |
| Interior | Gypsum board lining, basic ceilings | Floor finishes, kitchen, bathroom fittings, painting |
| Services | Pre-cut conduit routes, electrical boxes | Cabling, plumbing runs, HVAC equipment, fixtures |
| Site | Installation drawings, packing list, assembly manual | Foundation, crane, labour, transport to site, customs |
Our own material package is described line by line in what is included in a complete light steel villa material package. Read that before you compare rates, because a package that omits windows or insulation will always look cheaper.
Six variables that move the price most
- Wall and roof specification. Panel thickness, insulation type and cladding material are the single largest swing between two quotes on identical drawings — see which wall and roof specifications should be confirmed.
- Storeys and spans. Longer clear spans need deeper sections and more steel. A two-storey plan with an open ground floor costs more per square metre than a partitioned one.
- Wind and seismic requirements. Higher design loads increase bracing, connection plates and anchor detail.
- Glazing ratio. Large sliding doors and corner windows cost far more than the wall they replace, and they change the structural bracing strategy.
- Finish level. A structure-only package and a move-in-ready house share the frame but almost nothing else.
- Volume, packing and shipping. How panels are nested into containers affects freight per square metre as much as the factory rate does.
Why we do not publish a fixed rate
A rate printed on a website has to assume a specification, and every project has its own. Two buyers can receive very different prices for the same floor plan because one needs cyclone-rated connections and the other does not. We quote against your drawings, your local wind and snow loads, and a stated scope — so that the number you compare is the number you will build.
To get a comparable figure, send the floor plan, the number of storeys, the site location, and a short note on finish level. We will return a quotation that separates structure, envelope, interior and services, which makes it directly comparable with any other supplier.
Quick answers
Is a light steel villa cheaper than brick or concrete?
Usually the frame and envelope are lighter and faster to erect, which reduces foundation cost, crane time and site labour. The total depends on finish level and local labour rates, so the saving is a project calculation rather than a fixed percentage.
Should I compare price per square metre or total price?
Compare both, but only after confirming the same area basis and the same scope. A lower rate on a smaller scope is not a lower price.
Can the price be fixed before drawings are ready?
Only as a budget range. A firm price needs drawings, site conditions and a scope list, otherwise the supplier is either padding the number or planning to add variations later.
Next step: send your floor plan and site location to our team through the contact page, and we will return a scope-based quotation you can compare line by line. You can also review a completed two-storey light steel villa to see the specification level behind the price.
